What Does Full-Service Property Management Really Mean?
Every property management company says they are full-service. What that means in practice varies significantly. This is a breakdown of what genuine full-service management covers and why each component matters to your return.
Leasing and Marketing
Full-service management includes professional listing photography, syndication to major rental platforms, showing coordination, applicant communication, and screening. The leasing process ends with a properly executed lease and a move-in condition report. Anything that hands you a tenant but leaves lease execution or move-in documentation to you is not full-service.
Rent Collection and Owner Disbursement
Online rent collection with automatic late fee enforcement, owner disbursement on a set schedule, and a detailed monthly statement are baseline expectations. Full-service means you should never have to chase your management company for your money or your statement.
Maintenance Coordination
Tenant maintenance requests go directly to the management company. They triage, dispatch, coordinate access, and verify completion. You receive a summary on your monthly statement. Emergency calls do not come to you at 11pm. Full-service means 24/7 maintenance response with you staying out of it unless the cost exceeds your pre-authorized threshold.
Lease Renewals and Rent Adjustments
A full-service company monitors your lease expiration dates, conducts a market rent review before renewal, presents a renewal offer to the tenant, and executes the new lease. You should receive a recommendation with market data and a yes/no decision request, not a notification that your lease expired.
Legal Compliance
Landlord-tenant law requirements, fair housing compliance, security deposit handling, and eviction process management are all part of full-service property management. When something goes legally sideways, a full-service company has a process, documentation, and often legal relationships already in place.
